How it fits the trade

What changes when a handyman runs the paperwork on TradeLinkers

Every rental, with the access notes

Save each property under the landlord or agent with the tenant's name and number, the landlord's contact and notes like "keys from the office" or "tenant works nights". It's all on the job when you arrive.

Photos the agent can see

Agents want to see the job's done. Attach photos from your phone's gallery to the job, and the agent gets an email and sees them in their portal alongside the invoice.

New work from your booking link

Homeowners and tenants can fill in your booking link with what needs doing and how urgent it is. Each one becomes a New Enquiry job with the address, and you get a push notification.

Several stops a day

Open the day's jobs, tap Directions for Google Maps, and send the next customer an On my way email. Call or WhatsApp the customer from the job if nobody's answering the door.

Small invoices, not forgotten

A £60 job is easy to forget, for you and for the agent. The Android dashboard shows outstanding and overdue totals, and the Send payment reminder button emails a reminder when you choose.

Bring your customer list

Already keep customers in a spreadsheet? Import them from a CSV on the web portal, and export customers, jobs and invoices whenever your accountant asks for them.

Example invoice

What a handyman's invoice looks like

Billed to the managing agent with the flat in the job title, hourly labour on one line and fixed-price items on the others. The tenant's details stay on the property, not the invoice.

Example figures to show the layout, not a price guide. Your own prices, business details, bank details and VAT setting go on the real thing.

Questions from the trade

Straight answers

Can a handyman do electrical work?

Some, if you're competent. In England, Part P makes three kinds of work notifiable: a new circuit, a replacement consumer unit, and additions or alterations near a bath or shower. Those need a registered competent person, a registered third-party certifier or building control. Replacements, repairs and small additions elsewhere aren't notifiable, but Approved Document P still expects them to be tested and certificated to BS 7671.

If you bring in an electrician, keep them in the contractors directory and attach their certificate to the job.

Can a handyman fit a gas hob or cooker?

Not unless you're Gas Safe registered. HSE says anyone employed to work on gas appliances in a home must be a Gas Safe registered engineer, and connecting a gas hob or cooker is gas work. Electric is different: Approved Document P says fitting a built-in electric cooker isn't notifiable in England unless it needs a new circuit, though it still has to be done safely.

Pass the gas side to a registered engineer and put their paperwork on the job, so the landlord or agent has it in their portal.

Can I charge a letting agent interest for paying late?

Usually, yes, because it's a business-to-business debt. Unless your contract sets a different interest rate, you can claim statutory interest of 8% plus the Bank of England base rate. If no payment date was agreed, payment counts as late 30 days after they got the invoice or you did the work, whichever is later.

Work out the figure with the late payment calculator before you chase, and see chasing unpaid invoices.

Who should I invoice: the tenant, the landlord or the agent?

Whoever instructed the work and agreed to pay. For managed lets that's usually the agent, often with a works order number. Put that number and the property address in the job title or line description so their accounts team can match it.

In TradeLinkers, make the agent the customer and save the flat as a property with the tenant's and landlord's details. The tenant doesn't see your invoice unless you send it to them.

What TradeLinkers does not do yet

  • No planned maintenance rounds or repeat visits. Each visit is its own job.
  • Job categories are fixed: Electrical, Plumbing, Gas & Boilers, Air Con and Other. Most handyman work goes under Other, and the booking form shows the same choices.
  • No time tracking. Hours are typed as a quantity on the labour line.
  • No card payments built in. A SCAN TO PAY QR code can open your own pay link.
